WHAT IF I CAN'T BUY AT THE END OF THE TERM?
We'll structure the terms and we'll do our best to make it work for you. Our intentions are for you to buy the house, not rent it forever. Therefore, we're gonna do what we can to make that happen. You will never lose your credit as long as you ultimately buy. As long as you are making the payments and not tearing up the house, we'll do everything we can to keep you in it. During this time you can work on improving your credit. Ask us and we'll give you names of nonprofits that can help you get ready to get a mortgage to acquire your home.
HOW MUCH DOWN PAYMENT DO I NEED?
It will vary from house to house. But remember, this is a major investment. You've dreamed of owning your own home. We're allowing you to acquire it without a long, complicated bank qualification. WHO PAYS FOR REPAIRS?
You do. It's part of the consideration for a rent-to-own. When you own, you do your own repairs. As soon as you get the keys you are a pre-owner. However, we do guarantee all major systems for the first 30 days. Just give us a call.
WILL ANY OF MY MONTHLY PAYMENT GO TOWARDS THE PURCHASE PRICE?
Yes and No. No, since you're leasing the property. You're not making a down payment on a bank mortgage. You're making lease payments UNTIL you can qualify for a new loan. Yes, if you'd like to participate in our Purchase Price Savings plan. Ask us about it.
IS MY DEPOSIT MONEY REFUNDABLE?
It is refundable until your application is approved. After that you're locked in because you are purchasing the rights that we have in the property.
WHAT IF I HAVE THE DOWN PAYMENT BUT THE MONTHLY PAYMENTS ARE TOO HIGH (OR VICE VERSA)?
It's going to depend on how we purchased the property and what we're paying out each month on the property. Let us know and we'll see if there is something we can do. If not, SIGN UP FOR OUR V.I.P.
